P r o s p e c t S t a t i o n Situated in the heart of the Platte River Valley District, Prospect Station looks to become the focal point of a booming loft development area just to the north and west of Coors Field. What separates this development from the rest is its approach in treating the urban condition. While many developments create canyon-like public spaces, Prospect Station seeks to create true urban plazas, reminiscent of the piazzas found in medieval town squares. In a 2.2 acre site, approximately 41,000 s.f. will be dedicated public space. The main plaza space is in the heart of the site. Defined by a four staged development scheme, ample connections are made to surrounding buildings so as to not create a private refuge, but rather one all in the area can embrace. Responding to the need for a stronger urban fabric, a new street will connect Inca St. and Huron St, thus tying the community together.

Initial construction phases seek to preserve the existing historic buildings of the Mine and Smelter CO and therefore the integrity of the site. This also maintains the street front and prevents an overloading of the bulkplane. Retail, dining, and residences will make up the program for these buildings. Final phasing projects 434 residential units along with 56,000 s.f. of retail space. Two separate underground garages will be constructed at various stages facilitating the parking needs once surface parking is totally vacated.
